What Documentation Should I Expect From My Builder?

Detailed documentation is crucial to the success of any home build. Not only does this ensure all parties are on the same page, but it guarantees your home will be completed to the required standards – both local and national – and to your exact requirements.

 

Documents like Architectural Plans, specifications and engineering reports will guide the progress of your home through construction, while additional items like insurance and warranties are essential for future maintenance and reference.

Building contract

 

In NSW, a building contract is required for any project valued at more than $5000. Your building contract should be a compilation of all the important information associated with your home building project. In addition to the names and addresses of all parties, your builder’s Licence number and your building contract should also include:

 

  • Specifications: A detailed list of materials and products that you have selected to be used in the construction of your home.
  • Drawings: Detailed architectural and engineering drawings form a key part of the building contract, whether you have sourced these from a third party or are engaging your builder for Design + Build.
  • Reports: Comprehensive building, engineering, site, plumbing and electrical reports that provide information about the project and the proposed site must be included.
  • Program of works: Clear start and finish dates (including allowances for delays) along with key milestones should be provided in the contract, where possible.
  • Payment schedule: In addition to the total price, a building contract should include the amount of your deposit and progress payments, including due dates aligning with the program of works.

 

Warranties

 

Along with a building contract, works valued at more than $5000 also require statutory warranties. Statutory warranties are essentially promises made by your builder – for example, the builder will guarantee that all work will be done in accordance with the law, using suitable materials and with due diligence. Statutory warranties remain in place for six years for major defects and two years for minor defects, from the date of completion. 

 

Specific materials like bespoke cladding, custom joinery and electrical appliances may also come with set manufacturer’s warranties. A reputable builder will provide a written copy of all warranties prior to the project commencement. 

 

Insurance

 

All builders in NSW are required to have a home building compensation fund (HBCF) for all projects over $20,000, including GST. This insurance is in place to protect homeowners in the case that your builder cannot complete construction or fix defects. Builders are required by law to provide proof of HBCF cover to the client prior to receiving payment or starting construction.

 

Maintenance information

 

A reliable builder will provide a handover pack upon completion, which should include all the essential maintenance information for your new home. This should include a copy of all warranties and a list of key contacts to get in touch with should defects arise as well as details on how to look after your new home so it remains exceptional for years to come.
