Building a custom home is an exciting journey, but understanding how and when payments are made throughout the process is just as important as selecting the right finishes. At Christou Homes, we believe in full transparency, so you always know what to expect at every stage. Our progress payment structure ensures that you’re only paying for work that has been completed, giving you peace of mind and confidence in the build.
How Do Progress Payments Work?
Rather than paying for your entire home upfront, payments are made in stages as construction progresses. This allows you to manage your finances effectively while ensuring that every stage of the build meets quality standards before moving forward.
Here’s what you can expect:
1. Floor Slab Completion
At this stage, the foundation of your home is set. This includes pouring the footings, stumps, and piers, as well as completing the internal and external drainage. Electrical, gas, and plumbing rough-ins below the floor are also installed before the slab is poured.
Payment Due: A percentage of the total contract price is paid upon completion of the slab.
2. Timber Frame Completion
With the structural framework in place, we proceed by installing and bracing the roof frame and securing the windows. At this stage, all essential structural support is finalised, ensuring the home is ready for the next phase of construction.
Payment Due: A percentage of the total contract price is payable upon completion of the roof frame.
3. Close-Up Stage
At this stage, your home starts to take shape. Windows are secured, and the electrical, gas, and plumbing rough-ins are completed. The fascia, gutter, and roof are installed, along with the external cladding, ensuring your home is enclosed and secure.
Payment Due: A percentage of the total contract price is payable upon completion of the close-up stage.
4. Fixings Completion
At this stage, the plasterboard is completed and sanded, bringing the internal spaces to life. Following this, the architraves, skirtings, doors, cupboards, and custom joinery are installed. Externally, features such as decks and landings are also finished.
Payment Due: A percentage of the total contract price is payable at this stage.
5. Painting Completion
At this stage, interior and exterior painting is completed, bathroom tiling is finished, and all other tiling is installed. Additionally, any remaining custom joinery is completed, bringing your home closer to its finished state.
Payment Due: A percentage of the total contract price is payable once all painting is complete.
6. Practical Completion
The final stage involves finishing touches. Minor defects are addressed, and all interior fit-off items such as cabinetry, bathroom accessories, electrical and plumbing fixtures, and robe rails are installed. The site is thoroughly cleaned, both internally and externally, ready for you to move in.
Payment Due: The final percentage of the contract price is paid upon practical completion.
